The vacancy rate in multifunctional buildings and possible relationships with the architectural characteristics

Abstract

The amount of cities undergoing verticalization processes in Brazil is steadily increasing. This phenomenon is characterized by a growing demand for housing in vertical buildings, contributing to a market model commonly characterized by high-rise, low occupancy rates, and minimal or no connection with public spaces, compromising social experiences at street level. Multifunctionality has been suggested as a possible response to maintaining urban vitality. However, in this context, the quality of plinths, the type of activities, their occupancy, and the flow of people are crucial factors. As the result of a master's thesis, this article aims to address the following question: Is there a relationship between architectural design decisions and the vacancy rate identified in spaces dedicated to commerce and services in mixed-use buildings? Through a comparative analysis of 84 existing multifunctional vertical buildings in the city of Londrina, Brazil, measurements were taken, and the results suggest a certain degree of influence of specific design decisions on the functioning of ground floors and the mapped vacancy rate. As the main scientific contributions, this research highlights the potential use of the vacancy rate as an evaluation parameter for projects and demonstrates specific aspects of ground floor characteristics with commercial and service activities in multifunctional buildings that can be taken into account in future projects to enhance the building-street relationship.

  • Ana Claudia de Souza Santos, Universidade Estadual de Londrina

    Architect and Urban Planner graduated from the State University of Londrina - UEL 2018. Master's Degree from the Associated Graduate Program in Architecture and Urbanism UEL/UEM - 2022. Specialization in progress in the Teaching in Higher Education course. He is part of the research group The Landscape of Rua Comercial in Londrina - PR, which develops activities in partnership with the Municipal Secretary of Culture, focusing on the survey of historical projects for the purpose of heritage preservation. Acts as advisor for undergraduate students of the Architecture and Urbanism course of the Kroton Group (Pitagoras/Anhanguera/UNOPAR).

  • Sidnei Junior Guadanhim, Universidade Estadual de Londrina

    Associate Professor at the State University of Londrina. Member of the permanent faculty of the Associated Graduate Program in Architecture and Urbanism PPU-UEM-UEL. Master's and doctoral advisor. Professor of the graduation course in Architecture and Urbanism. Graduated (1994) from the State University of Londrina and Doctor (2002) in Architecture and Urbanism from the University of São Paulo. He has experience in the area of ​​Architecture and Urbanism, with emphasis on Planning and Building Projects, working mainly on the following subjects: architectural design, housing, design process.

  • Eloisa Ramos Ribeiro Rodrigues, Universidade Estadual de Londrina

    Graduated (1995) in Architecture and Urbanism from the Center for Higher Studies in Londrina; MASTER (1998) in Urban Engineering from UFSCar-EESCUSP (SP) and DOUTORATE (2012) in Architecture and Urban Planning - Urban Planning from FAUUSP (SP). He is an ASSISTANT professor (1998) at UEL- State University of Londrina in the Architecture and Urbanism course (DAUUEL), where he is a permanent professor, on a full-time basis. It teaches curricular components in the area of ​​Urbanism, among other research and extension activities. She is currently also Director of CTU - Center for Technology and Urbanism. Vice President of COMPAC - Municipal Council for Artistic and Cultural Heritage. Member of the research lines Logic of Tertiary Space (FAUUSP), and City and Movement; researcher-collaborator at LABCOM - Commerce and City Laboratory at FAUUSP, where she participates in research activities and scientific events. He has experience in the area of ​​Architecture and Urbanism Project, with emphasis on Urban Planning and Urban Environmental Design, acting mainly in the following themes/research: urban environmental design, urban planning and commerce, landscape planning and landscaping, preservation of historical and cultural heritage . Defended the thesis: Transformations, strategies and perspectives of the commercial street in the contemporary consumer society, in 2012.
